Home and Flood Insurance in Camden County, GA
Homeowners insurance protects the place you’ve put everything into — but along the Georgia coast, protecting your home means having a conversation most policies leave out: flood. Barlow Insurance Agency has helped families in Kingsland, St. Marys, Woodbine, and across Camden County cover both since 1987, and the two don’t work the way most people assume.
Your homeowners policy probably doesn’t cover flood
This is the single most important thing for a coastal homeowner to understand: a standard homeowners policy does not cover flood damage. Wind-driven rain through a damaged roof may be covered, but rising water — storm surge, an overflowing creek, water coming in at ground level — is not. That requires a separate flood policy.
It’s an easy gap to miss, because no one points it out until there’s a claim — and flood claims are expensive. FEMA’s National Flood Insurance Program reports that the average claim paid between 2020 and 2024 was more than $82,000.
Do you need flood insurance in Camden County?
If your home sits in a FEMA-designated high-risk flood zone and you carry a mortgage, your lender almost certainly requires it. But here’s what a lot of Camden County homeowners don’t realize: flood risk doesn’t stop at the edge of a high-risk zone. FEMA reports that from 2014 through 2024, nearly a third of flood insurance claims came from properties outside high-risk areas. Coastal and low-lying Southeast Georgia sees heavy rain, tidal influence, and the occasional tropical system — and water doesn’t check a flood-zone map before it comes in.
For many St. Marys and Kingsland homeowners, flood coverage outside a required zone costs less than expected and is worth pricing out. We’re glad to tell you where you stand.
Why carrier depth matters more on the coast
Here’s where an independent agency earns its keep in a coastal market. As insurers have grown more cautious about hurricane and flood exposure, coverage along the Georgia coast has gotten harder to place — and that’s exactly where our home and flood carrier lineup becomes a real advantage.
We work with a deep bench of home and flood carriers — among them Tower Hill, American Integrity, Openly, Universal Property & Casualty, and Wright Flood — so when one carrier tightens up or steps back, we have others to turn to. A captive agent tied to a single company doesn’t have that flexibility. We do.
A local agency that knows this coast
Barlow Insurance has been family-owned and independent since Beverly and Curtis Barlow opened the agency in St. Marys in 1987. Their children, Chris and Joy, run it today. We live here, we insure here, and we know what hurricane season on the Georgia coast actually means for a homeowner — because it’s our coast too.
